Clarion Housing Group has officially appointed the Hill Group to lead the second phase of its landmark High Path regeneration project in Merton, South London. The contract, valued at £45 million, sees the developer return to the site following its successful delivery of phase one.
Project Scope and Delivery
Phase two of the High Path masterplan will deliver 147 new homes, categorized into two distinct developments:

Abbey Road: Nine new houses.

High Path & Pincott Road: 138 apartments situated in a new corner-plot building.
The housing mix is designed to support the existing community, with the majority of units designated for social rent, alongside homes for returning resident homeowners.
Timeline and Sustainability
Following the demolition of Lovell House and Marsh Court in late 2025, the project is moving into the active construction phase:

Spring 2026: Construction begins on the Abbey Road houses.

Early 2027: Apartment construction commences (subject to Building Safety Regulator approval).
In line with modern environmental standards, the development will be entirely gas-free. Energy will be generated via air source heat pumps, with the Abbey Road houses featuring integrated photovoltaic panels.
The wider contract also includes significant infrastructure and community improvements, such as resident cycle storage, the refurbishment of the phase one courtyard, and the construction of a new community center.
A £1bn Transformation
High Path is a cornerstone of Clarion’s £1 billion Merton regeneration project, which aims to replace 1,800 legacy dwellings with 2,800 high-quality modern homes. To date, phase one has provided 134 homes, with approximately 90% occupied by residents from the original estate.
